R oofing replacement can be one of the most important (and expensive) improvements you can make to your house, so it pays to know what to ask and what to expect before hiring a contractor. First off the bat, most states require roofing contractors to have up to date licences, so make sure to check before signing anything that your chosen contractor has a valid permit for carrying out the work you need done. While you’re checking this, you can also find out if there have been any complaints lodged against your contractor. Roofing contractors should also carry two types of insurance coverage: workers’ compensation insurance and liability insurance. It’s a fine print kind of a thing but definitely pays to verify coverage beforehand – you don’t want to be on the hook for any payments if someone is injured on-site or there is faulty work carried out. References and an established (positive!) history is also key. Ask to speak with former clients, if your contractor is cagey on providing details, its probably for good reason and you might want to look elsewhere! Once you’re happy with the research you’ve done on your contractor’s work ethic and history, you can start to think about some of the other details like contract, work period and materials. Your contractor should provide you with their full company details, the expected time it will take to carry out the work and a transparent breakdown of the materials needed, purpose for each and the individual costs associated (excluding labor). It might be worth your while to look into insurance payouts as well – contact your home insurance company to see whether any of the work your require is covered under your plan!
